Which floor lasts longest?

Terrazzo, comfortably. It can be reground and repolished decades later rather than replaced: the terrazzo in Nairobi's older public buildings is still in service. Solid timber is second, because it can be sanded back many times.

Is epoxy right for a living room?

Rarely, whatever the photographs suggest. It is hard, cold and unforgiving of dropped glassware. Epoxy belongs in garages, stores, utility rooms, workshops, clinics and commercial floors.

Why do epoxy quotes range from 350 to 6,500?

Because they are different products. Above about KES 2,500 you are being quoted a self-levelling industrial system: millimetres thick, built for forklifts. Below 1,500 you are being quoted a coating, which is what a domestic garage actually needs.

Should I sand my old floor or replace it?

Sand it, in most cases. A scratched, greyed timber or parquet floor is usually sound with a worn finish. At KES 400–700 per m² refinished, against the cost of a new floor, it is not a close decision, and in older Nairobi houses the existing timber is better than anything sold today.

What is SPC and is it any good?

A rigid waterproof plank that clicks together over an existing floor. For rentals, apartments and offices it is frequently the right answer, from KES 1,700/m². Ask for the wear layer thickness. It is the only number on the spec sheet that predicts how it will look in two years.

Why floors fail in Nairobi

Six things that turn a new floor into a short-lived one, and what we do instead.

Nobody tested the slab

A slab reading damp will lift epoxy, cup timber and swell laminate at the joints, and no surface product prevents it. The test takes minutes and is skipped constantly, particularly on ground floors near the Kirichwa and around Two Rivers.

Acid etch instead of grinding

Epoxy is a coating, and it is only as good as its bond. Grinding opens the surface properly; acid etching is the cheap alternative and it is markedly less reliable. The floor looks identical on handover and behaves completely differently in year two.

Large tile on an uneven bed

The bigger the tile, the flatter the substrate has to be. Lay 60×120 on a slab that is out and the edges lip, one tile proud of the next, and there is no correcting it once the adhesive sets. Levelling first is cheaper than lifting later.

Divider strips left out of terrazzo

Terrazzo is a cementitious screed and it moves. Strips control where it cracks. Set correctly it lasts decades; omitted to save money, the floor cracks across the middle of a room and no repair hides it.

Timber laid at the wrong moisture content

Kenya swings humidity twice a year. Boards laid too wet shrink and open gaps; laid too dry they expand and lift. Acclimatising in the room and measuring before laying adds days and is the whole difference.

The 10 to 20 percent nobody quotes

Subfloor preparation, moisture barrier, underlay, skirting, thresholds, and removing the old floor. Almost no Kenyan quotation itemises these, which is exactly why so many flooring budgets overrun.
