That is about KES 1,060 per square metre all in, for a standard finish on a slab that needed normal preparation.

Why quotes differ so much

The product tier. Coatings and self-levelling industrial systems are both called “epoxy” and differ by an order of magnitude in price. Most Kenyan quotations do not say which they are.

The preparation. This is where a cheap quote is actually cheap. Grinding costs more than acid etching and bonds far better. A moisture test costs almost nothing and is routinely skipped. Cracks properly bridged cost more than cracks coated over.

None of that is visible on handover day. All of it decides whether the floor is still sound in three years.

The slab you have. A new, level, dry slab needs little. An old slab with rising damp, cracks and a polished power-floated surface needs a great deal, and no honest quote can be given for it without a look.

Coverage, if you want to check a quote

Epoxy covers roughly 3–5 m² per litre per coat, primer 4–6 m², topcoat 3–4 m². Multiply by the number of coats quoted and you can sanity-check whether the material figure is plausible for the area.

What a floor price usually leaves out

Between 10 and 20 percent of a flooring budget sits in these, and almost no Kenyan quotation itemises them. We do, so you can see the real number before committing.

Frequently asked questions

Why have I been quoted KES 6,500 per m² when you say 350?

Because they are different products. Above about KES 2,500 you are almost certainly being quoted a self-levelling industrial system: millimetres thick, laid to falls, engineered for forklifts and chemicals. Below about KES 1,500 you are being quoted a coating. A domestic garage needs a coating. Establish which before comparing.

What is included in the rate?

Surface preparation, primer, build coats and topcoat. What sits outside it is anything the slab needs before we can start: levelling, crack repair, or a moisture barrier if the slab tests wet. We quote those separately and visibly rather than folding them in.

Is a cheaper quote just a thinner coating?

Usually it is less preparation rather than less product. Acid etching instead of grinding, no moisture test, cracks coated over rather than bridged. The floor looks identical on handover and behaves completely differently after a year.

How long before I can use it?

Foot traffic after about 24 hours, furniture after 72, vehicles after roughly a week. Those are curing times, not drying times, and rushing them is how a brand new floor picks up permanent marks.
