What is different about plumbing in Runda

  • Runda reception rooms are large enough that a timber floor needs a perimeter expansion gap wide enough to matter, not a token five millimetres.
  • Almost every Runda Mumwe house has a covered veranda where the floor takes driven rain, which rules out laminate entirely.
  • Staff quarters on Runda plots take a hardwearing screed or basic tile rather than the finish specified for the main house.

Flooring in Runda

Runda floors are the largest continuous areas we lay, and scale changes several things that are trivial in a smaller house.

Expansion is not a formality

A timber floor across a Runda reception room spans far enough that seasonal movement is measurable rather than theoretical. Between the dry season and the long rains, a wide floor can move by more than most people would guess.

The perimeter gap is calculated from the span and the species, not taken from a rule of thumb, and then hidden under the skirting. Get it wrong on a small room and nothing happens; get it wrong here and the floor lifts in the middle.

Verandas take weather

Nearly every house here has a covered veranda, and “covered” does not mean dry. Driven rain reaches well under a roof during the long rains.

Laminate on a veranda fails, and standard ceramic tile can lift as water gets under the bed. What works is terrazzo, externally rated porcelain, or a properly sealed screed. This is the single most common flooring mistake we are called to correct on Runda properties.

Two specifications on one plot

The main house and the staff quarters have genuinely different requirements. Staff accommodation wants a floor that takes hard use and cleans easily, a hardwearing screed or a robust tile.

Quoting it separately from the outset means it gets specified properly rather than becoming the line that absorbs the overspend on the main house.

Plumbing in Runda, common questions

What floor works on a covered veranda?
Terrazzo, porcelain tile rated for external use, or a sealed screed. Not laminate and not standard ceramic: a covered veranda still takes driven rain in the long rains, and both fail. It is the most common flooring mistake we see on Runda houses.
Should the staff quarters match the main house?
They should be specified for how they are used, which usually means a hardwearing screed or a basic tile rather than a cheaper version of the main house's finish. Specifying it separately from the start stops it being squeezed at the end of the budget.
