That the underlay is specified rather than chosen on price. Most Westlands blocks require a rated acoustic layer under any hard floor to limit impact noise to the flat below. The cheap foam sold with laminate does not meet it, and management can require a floor to be lifted.

The slab looks perfect. Why does it need grinding?

Because a power-floated slab is polished, and tile adhesive needs something to key into. It is counter-intuitive: the smoother the slab looks, the more likely the tiles are to debond. Grinding opens the surface and it is not optional.

The thin foam that comes bundled with laminate does not meet that requirement. Fitting it anyway risks being asked to lift a finished floor, which is an expensive way to save a small amount.

Power-floated slabs

Newer blocks hand over with a slab that has been power-floated to a smooth, almost polished finish. It looks like the ideal substrate and it is close to the worst one, tile adhesive cannot key into it and tiles debond within a year.

Mechanical grinding opens the surface. It adds cost and dust and it is not something to skip.

The lift decides the board

We measure the service lift before ordering. Long-plank laminate and wide-board timber are awkward or impossible to get into many Westlands flats, and finding that out on delivery day means a returned load.

Where long boards will not fit, shorter formats or tile give the same look without the problem.
