Epoxy Flooring in Kenya: Finishes, Where It Belongs and Where It Does Not
What epoxy actually is
A two-part resin coating that cures into a seamless, hard, washable surface bonded to the slab. It is not a floor covering: it is a coating, and everything about how well it performs is decided by what is underneath.
That is why the same product laid by two contractors can last a decade or fail in a season.
The finishes
Solid colour. The workhorse. A single pigmented coat, usually in grey, and by far the most common choice for garages, stores and workshops in Nairobi. Cheapest and most durable per shilling.
Flake or chip. Coloured vinyl flakes broadcast into a wet coat, then sealed. Hides dust and minor imperfections far better than solid colour, which in a Kenyan garage with an unsurfaced approach road matters more than it sounds. Our usual recommendation for domestic garages.
Metallic. Pigments manipulated while wet to give depth and movement. Genuinely striking, and it is a decorative product: it shows scratches more readily and it cannot be touched up invisibly.
3D. A printed image under clear resin. Popular in Kenyan showrooms and children’s rooms. It photographs extremely well and it is permanent, which is the part worth pausing over.
Anti-slip. Aggregate broadcast into the topcoat, for ramps, wet areas and commercial kitchens. Any of the above finishes can be specified anti-slip and frequently should be.
Where epoxy is the right floor
Garages, workshops, stores, utility and laundry rooms, clinics, laboratories, commercial kitchens, showrooms and warehouse floors. Anywhere a seamless washable surface with no grout lines is worth more than warmth.
Where it is not
Living rooms and bedrooms, mostly. It is cold, hard, and loud underfoot. It also shows every imperfection in a slab that a rug or a timber floor would hide.
Industrial epoxy is a different product
You will see Kenyan quotations at KES 2,500–6,500 per square metre plus VAT alongside others at 350–1,500. Those are not competing quotes for the same thing.
The higher figures are self-levelling industrial systems: several millimetres thick, laid to falls, engineered for forklift traffic and chemical resistance. The lower figures are coatings, a fraction of a millimetre thick, which is what a domestic garage or a shop floor actually needs.
