Thin screeds over rock

The original screeds in Otiende and the surrounding estates are thin, laid over shallow murram and rock, and they follow the contours of whatever was beneath.

For carpet or a flexible vinyl that hardly matters. For tile, especially large format, it matters a great deal, because an uneven bed produces lipped edges that cannot be corrected once the adhesive sets.

Levelling first is a real cost and it is far cheaper than lifting a finished floor.

Grit

Unsurfaced estate roads mean fine, hard grit walked in every single day. It behaves like sandpaper on a printed wear layer, and it is why an SPC floor that would last a decade in a Westlands apartment shows traffic paths here in a couple of years.

Two things help disproportionately: specifying a heavier wear layer than the room would otherwise need, and a proper barrier mat at every external door. We recommend both here as standard.

Thresholds that take weather

Karen C and much of the surrounding stock has a veranda and an external kitchen door, and both thresholds get rain. Laminate at either will fail.

We specify a rated finish at those junctions even where the rest of the room is something else. It is a small area and getting it wrong causes damage well beyond the threshold itself.
