SPC has quietly become the sensible default

Stone polymer composite is a rigid core plank with a printed wear layer. It is fully waterproof, dimensionally stable in Kenya’s humidity swing, quick to lay, and it clicks together over an existing floor without adhesive.

For rental units, apartments, offices and anywhere a floor needs to go down fast and survive tenants, it is frequently the right answer, and we will say so even though it is not the most expensive option on our list.

What it costs

From KES 1,700 per square metre for standard SPC, and about KES 2,950 per square metre for 6mm boards with a heavier wear layer.

Laminate is the cheaper wood-look alternative at KES 2,650–3,650 per square metre for the board, with installation from about KES 200 per square metre. It is not waterproof, which in a Kenyan kitchen or a ground-floor flat is the deciding factor.

Wear layer is the number that matters

Everything else on an SPC spec sheet is marketing. The wear layer, measured in mils or microns, determines how long the printed surface survives. A thin wear layer in a busy hallway will show traffic paths within two years.

Ask for it, and be suspicious of any supplier who cannot tell you.

The subfloor still matters

SPC is rigid but it is not structural. Laid over an uneven slab it will bridge the hollows and eventually crack at the click joints, or simply feel hollow underfoot.

Anything more than about 3mm out over 2 metres needs levelling first. That is a real cost and it is the item most often omitted from a cheap quotation.

Where we would not use it

Anywhere you want warmth and genuine timber underfoot, and anywhere subject to strong direct sun through glass for hours a day: the printed layer can fade, and unlike timber it cannot be sanded back.
